Q. Do I have to pay the home owner association (HOA) dues also known as the annual assessment income?
A. Yes, all owners are required to pay HOA dues on a semi-annual basis. The 2024 dues are $733.06 per year and $366.53 semi annually.

Q. Can I assume that my mortgage company will pay the home owners association (HOA) dues out of my escrow account?
A. Normally, mortgage companies DO NOT pay HOA dues out of escrow accounts. When you initially purchased your house, the title company may have paid the first month of assessments. After this time period, it is the owner's responsibility to pay the assessment.

Q. What do the home owner association (HOA) dues pay for?
A. The HOA dues cover the operating expenses related to the common area property, such as lawn maintenance, snow removal, tree removal and/or trimming, concrete repairs, parking pad maintenance, liability insurance, accounting fees, utilities expense for street lighting, property management fees, legal fees, and miscellaneous administrative expenses.

A. Once you registered your account with Tidewater at https://tidewater.cincwebaxis.com, you can access your homeowner account balance online 24/7. If you have any questions or concerns, contact

Q. How can I pay my home owners association (HOA) dues?
A. There are 3 ways you can make payments on your dues. Please note that if you choose to pay online you will need a personal site key that was provided by Tidewater via USPS. If you didn't receive it or misplaced it, contact Mr. Gerald Dori community association manager, at 443.548.0191 ext. 118 or send an email at [email protected]

1) Make a payment online with a Credit Card, eCheck, or sign up
 
You may submit your payments online using one of Tidewater's payment partners. These are self initiated, one time or recurring debits from your credit card or bank account. 

To pay using Visa, Discover, Mastercard, eCheck or enroll in ACH. Use the "please click here" button on the site.
Note: there is a convenience fee equal to 3.95% of the payment. There are no fees for eCheck or ACH payments.
If you wish to make a credit card payment with an American Express Card, you can do so at Union Bank's website.
Use the "please click here" button on the site. 
Note : there is a convenience fee of $14.95 for using this method.

2) Online Bill Pay

If you prefer to use your bank's online bill pay service, please use your association's name as the payee/biller name and be sure to include your account number in the memo or remittance section. Don't forget to update the payment amount if your assessment rates change.

It is important to note that this method often results in a physical check being mailed to your bank. If this is the case, your payment will arrive without a remittance coupon which is crucial for speedy processing of payments. Payments received without a remittance coupon must be reviewed before posting which may delay posting several days. Please be sure to allow enough time for mailing and processing so as to not incur late fees. We recommend allowing for 7-10 business days for your payment to post to your account. 

3) Mail a Payment

If mailing a check, please send with a remittance coupon when at all possible. These coupons are printed with scan-line information specific to your account and ensure prompt and accurate posting of your payment. You will receive these either in a coupon booklet prior to the start of your association's fiscal year, or in statements sent 15-30 days prior to the due date. The annual budget will provide the payment amount.
Please be sure to include your account number and property address  on the check and allow enough time for mailing and processing so as not to incur late fees. We recommend allowing for 7-10 business days for your payment to post on your account.

Q. Who is Tidewater Property Management. Inc.?
A. Tidewater Property Management, Inc.is our new full-service property management company and began serving the Glenshire Towne Community effective June 1, 2020.

Q. What does Tidewater Property Management Company, Inc.(Tidewater) do for Glenshire Towne?
A. Tidewater will be handling the following:

Q. What does the Glenshire Towne Homeowners Association (HOA) Board Of Directors do for the community?
A. 
The Glenshire Towne HOA Board of Directors manages the quarterly meetings, board minutes, annual budget, resident communications, community vendors such as the landscape and tree removal/trimming company, snow removal, concrete repairs, parking pad maintenance, architectural requests, and ordering mutt mitts.

Q. What if I have a concern about the community?
A. If you ever have any questions or concerns regarding your community or your association, please feel free to contact Mr. Gerald Dori community association manager, at 443.548.0191 ext. 118 or send an email at [email protected]. You may also attend an home owners association board meeting. 

Glenshire Towne Home Owners Association Meetings are always the best method to discuss questions or concerns. Although our Community has a Facebook Group, this is not regarded as an official communication channel. This means that you shouldn't expect a board member to reply to your post or comment on Facebook. Only emails to [email protected] as well as board meetings are considered official channels of communication.

Q. When are Board meetings held?
A. The Board of Directors meet quarterly on the last Tuesday of the month at 7:00 pm in January, March, July, and September. The meeting will be a virtual meeting. Step by step instructions will be sent via blast email. All residents are encouraged to attend.

Q. Is there an emergency contact for Glenshire Towne?

Q. Who maintains the Glenshire Towne grounds?
A. Atlantic Maintenance Group(AMG) has the grounds maintenance contract for our community. Our grounds contractor maintains the grass, mulch, trees, leaves, debris, snow removal as well as emptying pet waste containers and stocking mutt mitts for our community.
 
Q. Who manages Glenshire Towne legal obligations?
A. Michael Neal has the legal contract for our community. You may also  address any concerns by contacting Mr. Gerald Dori community association manager, at 443.548.0191 ext. 118 or send an email at [email protected]. Our lawyer manages collections for delinquent accounts and supports the board of directors with legal obligations.




Trash and Recycling

Recycling day is Wednesday am. Lawn debris day is Wednesday. Trash pick up is Friday am.

Please put your recycling, lawn debris, and trash out no earlier than 6:00 pm the evening before collection day. Please remove trash cans and recycle containers before the end of pick-up day or they are subjected to be removed indefinitely. 

Wednesdays:
Recycling
- Yard Waste from April 1 to December 31
- Curbside Holiday Tree Recycling January 2nd through January 22nd
- Recycling Bins: Howard County provides one free recycling container to residents that receive the curbside collection. There are three options for containers: a 65-gallon cart, a 35-gallon cart or an 18-gallon bin. Help keep our neighborhood clean by calling 410-313-6444 to replace your bin with a cart option.
- Lawn debris must be put in the brown paper bags.
- No plastic bags are allowed on Wednesdays.
- No pizza boxes are allowed on Wednesdays.
Howard County doesn't accept recycles in a plastic bag nor do they accept pizza boxes or styrofoam. Go to www.howardcountymd.gov "Know before you Throw" for a full detailed list.

Fridays:
Regular Trash  
- Regular trash is collected on Fridays from designated trash areas in the community. Please put pizza boxes in a plastic bag which can be set out with regular trash for Friday morning pickup.

Bulk Items
- Curbside bulk item collection is available by scheduling with Howard County Public Works by calling
410-313-6444. Residents must call Howard County Public Works in advance to schedule a pickup for bulk items. 
Do NOT leave bulk items out for regular trash pick up.

Pets

Howard County Leash Law requires all pets to be on a leash when being walked. This includes dogs and cats. The law and common courtesy require that you pick up after your pet wherever it relieves itself. Mutt Mitt dispensers have been installed in locations throughout the community. Please use these free disposal bags and take them back to your home to dispose of them. Your neighbors will thank you for picking up after your pets.

Cars

Please observe the posted speed limits throughout Glenshire Towne. We have many children playing on our property and safety is our number one concern. 

All vehicles parking in Glenshire Towne must be properly licensed and road-worthy. New residents to the State of Maryland must register their vehicles with the Department of Motor Vehicle Administration within 30 days. Buses, recreational vehicles, trailers, and commercial vehicles are not permitted to park within the community. 

Noise

Our community is a quiet place. Please help keep it that way by turning the car radio volume down at nighttime. Parties are fun, but loud parties running late into the night may not be fun for your neighbors. Dog owner? We welcome all pets to the neighborhood, but it’s the owners responsibility for preventing their dog from barking to the extent it disturbs neighbors. Please be considerate.

Roads

Most of the roads in our Community are the responsibility of Howard County. Please review the map below. Areas in yellow (parking spaces and two small portions of roads) are maintained by the community.

Police Department - Always call 911 in an emergency; non-emergencies, call 410-313-2200.

Bureau of Utilities - If you notice water coming out of the road, curb and gutter, or other area, please avoid the location and call 410-313-4900

BGE - For downed power lines, stay away from the area and call 1-877-778-2222. If your electric power is interrupted, report the outage immediately.
